Our Approach
There's always a way
to create value.
Joyland Group is known for creative deal structuring. With $1.4 billion of buildings under management, we look at every opportunity from every angle (the partnership, the land and the capital stack) to find the structure that unlocks its value.
Value creation
Four levers we use to create value
Every deal is different, so we build the structure around the asset rather than the other way around.
Strategic Partnerships & Joint Ventures
We structure joint ventures and strategic partnerships with landowners, developers and capital partners, aligning interests so each party contributes what it does best. Lorimer House and The Sixth at 133 Kent Avenue in Williamsburg were both executed as joint ventures.
Ground-Lease & Leasehold Structuring
Fee and leasehold structuring lets us separate the land from the improvements: controlling sites through long-term ground leases, capitalizing land value and reducing the equity required to build or reposition. Several assets in our portfolio are held under ground-lease structures.
Creative Capital Stacks
We work out financing hand in hand with our lenders, combining senior, construction and bridge debt with partner equity into capital stacks tailored to each business plan. Our projects have been financed by a range of banks, debt funds and institutional lenders.
Refinancings & Recapitalizations
As assets are built, leased and stabilized, we revisit the capital structure: refinancing construction debt, bringing in new partners and recapitalizing to return capital and fund the next phase of growth.
The platform
From acquisition to asset management
Acquisition
We pursue on- and off-market opportunities across New York City and the surrounding region — stabilized multifamily, mixed-use and commercial buildings, value-add repositionings, and land for ground-up development, including ground-lease structures.
Development
We take projects from site assembly and entitlement through construction and lease-up. Recent completions include Lorimer House, Copper Lofts and The Wave in Williamsburg and Olmsted Park near Prospect Park, with 159 Broadway now under development.
Repositioning
We modernize and re-tenant existing buildings, adapt institutional and loft buildings to new uses, such as the conversion of a former Manhattan hospital building into rental homes, and convert underutilized office space to residential.
Asset Management
Every asset is supported by detailed budgeting, capital planning and reporting, with the operating discipline our lenders and partners expect.
Affiliated management

Our affiliated property manager, Joyland Management, provides full-service management for residential, mixed-use and retail properties throughout New York City's five boroughs and the surrounding region.
